Glossary of Terms

Category A: generally refers to the Landlord's base build fit-out with raised floor, suspended ceiling, basic lighting, fire detection and power provision.

Category B: this represents the tenants' fit-out of the space to their requirements with partitions, decoration, floor finishes, small power and data, kitchen area etc.

Churn: the reconfiguration of your workspace usually to change departmental adjacencies and improve the efficiency of the space. Can range from moving around several people up to several hundred within your existing space.

General Arrangement: see space plan

Operating and Maintenance Manuals: these are the manuals that contain all the information relating to your building from where the electrical risers are situated through to how to operate the air conditioning unit within the comms room.

Pre-Commissioning of the Mechanical and Electrical Services: this operation is carried out to 'prove' the systems currently in place i.e. to ensure they are performing as they were designed to. This is useful to know before you sign up to some new office space!

Space Plan: this is diagrammatic layout of your current workspace showing the positions of desks, offices, storage etc.

Test-Fit: when looking for new space it is wise to ensure that you can actually fit the proposed number of staff into the new space within the boundaries of the Building Regulations. This exercise therefore looks at how the space could work for you, if at all, prior to you signing a lease and also examines the building services and other factors.
